Construction Director- Saudi Arabia

Our client, a leading global restaurant brand, is seeking a Director of Construction to drive their expansion in Saudi Arabia. This role involves overseeing , managing, and monitoring the construction, renovation, and maintenance of stores in order to achieve departmental targets and objectives and ensure compliance with contract and design specifications.

Key Responsibilities

Construction Strategy Development and Business Planning:

  • Assist in developing the Development function’s strategies, business plans and budgets in accordance with company’s overall strategies and directions
  • Develop, monitor and implement departmental policies and procedures
  • Manage allocated annual departmental budget by controlling expenditures, cost reduction initiatives and reporting variances in actual versus budgeted, to ensure effective cost management

Consultant/ Contractor Management

  • Establish a professional relationship with contractors and consultants in addition to ensuring adherence to the terms and conditions of Construction Agreement / Contracts
  • Review and analyze projects biddings against the selection criteria and give recommendations to select and award to the most suitable contractor
  • Review and approve contractor’s specifications, schedules, progress reports, progress payments and final settlements upon projects completion

Construction Management

  • Prepare and manage engineering planning, construction work schedule, control scheme and monitor performance of construction work at all locations to ensure completeness within budget
  • Manage the preconstruction site survey and layout design
  • Manage and control the implementation and coordination of contract execution and quality control for construction projects and conduct site visits
  • Undertake and inspect the completed work for constructed stores, while insuring low-cost/best-value for all development sites upon implementation of quality control standards

Maintenance, Renovation, and Re-imaging Management

  • Prepare and manage engineering planning, work schedules, control schemes and monitor performance of work at all locations to ensure completeness within budget
  • Manage and control the implementation and coordination of contract execution and quality control for maintenance and renovation projects and conduct site visits
  • Manage the annual auditing process for operating stores to recommend the required renovations
  • Receive, take action, and follow-up on maintenance request forms received from Store Managers
  • Ensure proper estimation and execution of maintenance, renovation, and re-imaging projects, and installation, covering civil, mechanical, and equipments

People Management

  • Generate commitment, motivation and enthusiasm for the department and the company
  • Provide clear direction, prioritize tasks, assign and delegate responsibility and monitor the workflow of the department
  • Plan, manage and review individual performance and provide regular feedback, development opportunities and coaching, taking prompt action where necessary
  • Provide opportunities for department members to suggest, participate and contribute to improvement, innovation and knowledge sharing initiatives
  • Ensure department employees comply with company’s policies and processes, practices and systems, and maintain high standard of work and ethics

Qualification

  • 8 to1 0 years experience in a related field with at least 4 years experience in a leadership role
  • Excellent knowledge in Gulf Real Estate market, experience in Saudi Arabia is an advantage.
  • A Bachelor’s degree in Civil Engineering/Architectur
  • Excellent Communication in English
